Solicitors deal with all legal matters arising on the sale or purchase of your new home and assist with the smooth exchange of contracts.

The legal process normally covers obtaining and checking title deeds, dealing with enquiries from the seller’s solicitors, requesting local authority and various other searches that are required. The solicitor will then prepare completion statements and organise mortgage funds from your mortgage lender. They will also arrange for any ‘Land Buildings and Transaction Tax’ (formerly Stamp Duty) payment and finally submit details of the new owners with Land Registry.

The conveyancing work that is undertaken is comprehensive and having a responsive solicitor is key to a smooth transaction. At Property Angels Estates, we liaise with all parties to continually track progress to ensure a successful completion.
